If your starting a small business out of your home you’re a very savvy business person. To reward you, uncle same has some additional tax deductions that you will be able to take advantage of on top of regular small business tax deduction.

You receive additional tax deductions because the IRS now views your home (no matter whether you rent or own) as your place of business. So, if you’re a home based business entrepreneur part of your home expenses may now be home based business tax deductions.



To see if you can deduct your home office as a home based business tax deduction you just have to pass BOTH of these two simple tests:

1. What kind of business do you run?

If your home office is your primary place of business then you pass this half of the test. This question will be easy for some to answer but harder for others. Under a new law that went into affect January 1, 1999 if your home office is the primary place administrative and or managerial work then you can count yourself as passing this part of the test.

2. Do you use your home office exclusively and regularly for business?

If you can prove that you use your home office only as a home office then you pass this second half of the test. Now, this does not mean that you must have a separate room for your home office it just means that you must have a partitioned space some where in your home that is exclusively used for business. There are two exceptions to this test; a day car business and storage space for inventory.

Home office expenses come in TWO forms: Direct and Indirect

Direct expenses are anything SOLEY related to your home office. These type of expenses are fully tax deductible.

Indirect expenses relate to expense that you pay for the ENTIRE house, like your gas bill. For indirect home office expense you have to make something called a home office allocation. If your home office is 20% of your home then you may allocate 20% of your indirect home offices expenses as tax deductions.

Common Indirect Home Office Deductions:

  • Mortgage Interest
  • Real Estate Taxes
  • Depreciation
  • Rent
  • Utilities
  • Insurance
  • General home repairs
  • Cleaning
  • Etc…
